1st Multi family investment in south florida

Hello all, I'm looking to make my first rental investment in south florida area when I relocate there in several months, preferably between West Palm Beach and Fort Lauderdale. The housing market is extremely inflated. I'm reading 20-30% inflated. Should I even be considering this right now? Should I focus on a different route for at least 2021 to enter the real estate market ? When do you think the south Florida market will start to dip?
