If she is a pain to deal with make her take the ghost fridge. Attach a walkie talkie to the back. Then you can make groaning noises. That would really freak her out.
This is why you have to be firm up front. Even then that doesn't always work. Did you screen him well in the beginning? Sometimes that doesn't work either. Anyways, you just need to tell him what you are going to do. Sounds to me like they are trashing the place already anyways. I don't consider wanting them to take care of your place and wanting market rent as being heavy handed. Heavy handed would have been kicking him out after the first violation. I think at this point it would be called being reasonable and trying to protect your investment.

This has been discussed on here before. You are going to get a lot of different opinions. Some give baskets at move in. Some order pizza while they are moving in. Some do a gift cards. A lot of people will say don't give anything. Just provide them with a nice rental house to live in. I give them a gift card to go out to eat sent in a Christmas card. I purchase these at Krogers during 4x the points so I get fuel points. These are only given to he ones that pay their rent on time and don't cause me any trouble. I wouldn't give anything at move in. They could end up being terrible tenants. Make sure you screen well and hopefully they won't be.

See if you can team up with a contractor......he does the work and you split the profit from the sell of the home. Get everything written into a legally binding contract.

My apologies to anyone who wasted time clicking on this post. Also to the realtor. I was thinking it might be some kind of timeshare or something. Good example for the kids out there........stay in school and don't do drugs j/k but yeah I feel stupid for posting
