Just wondering who here has vacation rentals in the Gatlinburg area. Wondering ho long this will effect tourism in the area. I hate to see all the videos on t.v.. My family vacations there regularly and do a lot of long weekends there. Beautiful area and so many activities. I know people have insurance but it's going to take time for the trees to grow back. Praying for that community that dep nfs so much on the tourism.

Hello and welcome to bp. I live in Louisville but have a lot of family outside of hazard in the vicco area. Big Branch . Have spent a lot of time in Hazard. You should purchase the goose house.

I went to youth camp last year with my church. We had a new ac unit installed the day before I left. I was gone for one week. I get home and my wife says " I didn't want to bother you but the ac has been leaking all week". The drain was clogged. The call wouldn't have bothered me but the sopping wet towel laying around the drain did. It was about one week before the floor started to buckle.

Do I need to give notice if I'm going to the property but not entering the house? Say I'm doing some work outside or getting something out of the garage that I don't let the tenant use? I normally would just being courteous but just curious

I have a friend who has a house that does very well in Portland.  I know Portland is suppose to be one of those areas that is up and coming with the revitalization that is being done down there.  However, I feel that it will still be the same ol Portland as long as the same ol people are living there.

I agree with what everyone else is saying.  Stay away from west end.  Prp, valley station, okolona are good working class neighborhoods.  40214 zip is good also.  I've heard that Churchill downs area can be a good money maker but seems like it would bring a lot of headache tenants to me.  It can be kind of rough area

Post: Should let tenant use garage?

Just bought my first property. The two car garage has a wall dividing it. I'm going to use one side for storage. Should I let the tenant use the other side? The guy that is mentoring me through this is saying to never let them use the garage unless they pay extra. Reason being it gets used for storage and often stuff gets left behind. The renters next door get to use the garage. I did notice it was piled to the ceiling with stuff in the garage. My thoughts is to not let anyone use it. What is everyone else's thoughts?
