I just wanted to congratulate you on being so responsible at such an early age. You are getting some sound advice here. At 22 I would have had a really really good time for about two months. Guess that's why I didn't have 22000 dollars at 22. Luckily I grew more responsible, but there are a lot of people that can never handle having extra money at any age. So congrats once again.

Don't forget to add in costs like the realtors cut to sell it on the other side. Don't fall in love with it either. If the bid gets so high that you won't make enough money then you need to walk away from it. I just lost a bid this week but it made no since to bid any higher. You're right. If someone is going to buy it and move in it will be hard to beat them because they aren't trying to make money on the deal.
You will have to go through probate. Get yourself a good attorney that handles probate. It is well worth it. I had to handle my sisters. I thought I would do this myself. The first thing the judge told me when he made executer was to get a lawyer. He was right. Would have been difficult without him. He also got a lot of bills just dropped from the record. Mortgage wouldn't fall into that category but small bill she had just got dropped.

I'm going to say people will be dying to get in there. But seriously, I pretty much agree with the previous post.
So I have hit the same problem. I know a bank which has no problem with you switching the property to your llc. But they only offer me 5 yr arm loan. My banker says they don't loan to llc. Says she know of people switching it over but can't promise they won't call the loan due

I purchase gift cards at krogers for everything. I always have $1 off of gas. You can get 35 gallons so me and the wife run the cars low and fill up at the same time. You can actually pull the cars up close on opposite sides of the pump and the hose will reach. So, anyways I always have gift cards for places we eat, eBay, guitar center( I take lessons and pay with gift cards), ticket master, lowes and Home Depot. We save $35 every time we fill up our cars. Now the bills I hate is the cable bill and the cell phone bill. I threaten to cancel the cable all the time. If it wasn't for my wife and daughter it would already be gone.
I believe I've heard about a movable alarm system. Think they were advertising it on a bigger pockets podcast.

Can anyone recommend a handyman in Louisville contractor. Having trouble finding one that is reliable.
