Hi Matthew.  I apologize.  I didn't realize I had a message here.  The front unit is in great condition and is fully rented with a one year lease.  We are 6 months in.  Front tenant is amazing and paying on time every month.  She is stable and has a child, so she will be a good long-term tenant.  I just evicted back tenant and they ruined my carpet, but that shoudl be repaired soon.  My husband is urging me maybe not to sell the duplex, but we are somewhat open.  It's good cash flow.

Hi Sam.  I am somewhat interested in the Prescott area.  I was just there in November visiting my 22 yo daughter as she lives there and attends Embry-Riddle Aeronautical University. I drove around while there looking for distressed-looking homes and to just get a feel for the market there.  I like flipping homes, not so much buy and hold yet.  I would like to maybe connect here to ask questions and eventually flip homes in Prescott.

Hey David.  Why yes, it was from Build Realty!  That is so weird that you tried to get that house.  I really like Cincinnati for flips but afraid property values have gone up too far for my comfort level!
