Jerry, no, I don't think I would rule out listings entirely from my tool belt if I were able to monetize more leads that way.

My apologies.  Stepped out after I asked the question...........She is not trying to do anything other than being the end buyer (partnering up with me).  She would not be listing it or anything .  She is just my friend going in on the "yellow Letters' campaign with me and wanting to invest in RE with me, but just happens also to be a realtor.

Hi Guys. Quick question regarding the yellow letters. I am partnering up with a licensed realtor in writing these letters and sending them out. But being a licensed realtor, she is required to put her BRE #, etc on the letters, but as you know, this sometimes turns people off. Anyone have any input here about how to get around this issue or a "work-around"? Thanks everyone.

Richard, looks like the bank has not yet approved the price.   Elizabeth, it looks like it definitely can be done.  Wayne, you're right, the bank may definitely raise the price, closer to retail pricing so that is something to consider.  Just because a realtor listed at a certain random price, there is no guarantee the bank will agree.

Hello everyone. I'm a newbie but found a home on Redfin that is a short sale and it looks like a really good deal. Now, I know it's better to find homes NOT on the MLS, but I was just poking around and saw this one. Anyone ever invested in a home that was a short sale on the MLS? The list price is $175,000 and after researching, the comps and the ARV is $290,000. Is this a stupid way to invest? Just curious...... Feedback anyone?
