@Emiel Barbosa I invest in Cleveland long distance from CA and I'm doing well.....now.  It took some time.  You must do your research thoroughly as areas can vary from block to block within the city and within outlying areas.  Best way to start is by befriending people on here from Cleveland, take a trip there and meet up with as many people on the ground there as you can. build a trusted network of locals who can help you, let them help you out on a deal or two, continue this way and you should do ok.  Don't rush into anything. Research, research, and research more!

Hi Anne.

IMHO.....Both these areas are in "war zones'.  I caution you and would never buy in this area.  You will not see any appreciation, actually depreciation, or if renting, you will have tenant after tenant trash and crash.  In other words, they will stop paying after 1 or 2 months, trash your home and it will take a few months to get them out.  This will happen over and over again in this area.  The area does not attract good people.  Sorry to say.

Chris Sellers Welcome Chris! It's always good to meet people who are in Cleveland. I love Cleveland for investing, even though I'm in California (but originally from Michigan)!

@Account Closed Well said.  I have made mistakes buying rental homes in Cleveland from my home in California.  I followed the advice of someone (I actually met here on Bigger Pockets) who lives in Cleveland, who was "supposedly" helping me.  Turns out, he was only helping himself, collecting my rent for me, rarely ever communicating, and keeping my rent money.  Since then, I've learned so much!  I still have my first little duplex (C/D neighborhood), my back unit tenant is great, and I have self-managed from afar ever since.  I now have MANY trusted "boots on the ground" there, spent  The entire month of March there renovating another home and I really like Cleveland for rentals, and even fix and flips, but you REALLY need to know your areas and I advise staying away from those C/D areas only because it's really hard to find good people who would even want to live there.
