I have had more offers lately from friends and family and I believe a lot of that is attributed to social media. Once I started posting more about our projects, people friends and friends of friends started calling. Aside from that, talk about real estate investing...A LOT!

There as some impressive fund raisers around BP, so hopefully they will chime in.

Another BP milestone! What is next eleventy-billion forum posts? Congrats!

Jon,

We have refinished the floors on several projects and some of them were in pretty bad shape. As Prashant said, the sanding can improve the floors more than you think. If you need a somewhat dark color to help cover up stains even after sanding, go as light as possible (a good floor re-finisher should be able to get this right).

Our floors generally take 3 days. We used dryers so they could get multiple coats in a day, but I doubt that will be necessary in TX this time of year.

Wow, Tevis Verrett, this is the first time I have heard anyone say this. Sure, evictions might be difficult, but are aware of some of the benefits of renting to military personnel. First off, your chances of getting a great tenant are probably higher with military than the general population. While evicting might be more difficult, the chances of having to so are far less. Why? As Matt Devincenzo pointed out, commanders do not like hearing about service-members not taking care of their obligations, and the military is able to step-in.

I am glad me nor none of my friends had issues finding landlords that saw the benefits, because most of us rented for 3-4 years at a time and the place looked like new when we moved.

I would rent to military renters any day!

Welcome to BP Nathan! I just got off active duty AF last summer. BP is a great resources with several tools at your disposal (forums, blogs, podcasts, fileplace, and more), so make sure you spend some time to familiarize yourself with site and its offerings.
