Generally I listen to the podcasts on my way to and from work. My drive is about 40 minutes so I can get most of an episode completed one way.

Welcome to BP Griffin. I was in your shoes just a few short years ago. I started much like you plan to (flipping to start a passive income portfolio) and have just started to purchase properties for the long haul (first 2 rentals in 2013). I think that is a great plan, especially for someone young like yourself.

Welcome to BP Kevin, glad to see you have come out from the shadows. Your CPA skills will come in handy once you are ready to invest in real estate. If you haven't already check out the Free Beginner's Guide (found under the learn tab), it is a great overview of real estate investing and will likely get you thinking about some things.

Welcome to BP! The best part about your situation is you are aware of it. Some people never come to that realization, and certainty have time to correct path. My recommendation would be to focus first on repairing your credit (while learning more about real estate investing). Having good credit will make investing much easier when you are ready.

There are tons of resources here on BP to help you along the way, and many great members willing to answer questions. Good luck!

Matt, where did you get this raw list of investors? A list is only good if they are true buyers, not a junk list. Also, if a wholesaler called to make an introduction I would have some questions:

1) How many deals have you done?

2) What kind of properties do you have right now?

If you have done zero deals and have no properties at the time that conversation will end quickly. However, if you can at least have a few good deals to offer, I would be much more likely to listen longer.

As far as email or phone, it doesn't matter to me if you have good deals.

Fred,

How has the local market conditions changed in the last 12 months? Here are a couple things I would do to get my comps as close as possible:

1) Go back 1 year: normally I do not look past 6 months, but I have had to go back a year in certain cases and make adjustments based on market changes.

2) Are there similar neighborhoods nearby that you can pull comps from, or at least see how sales have changed recently?

3) Do you know why there are no sales? Is it because there are no houses on the market (which is a good thing), or because properties are not selling?

Sometimes it is hard to find perfect comps, so you have to combine everything you know and get as close as you can. The good thing is no one else will be able to find comps either.
