Good question Kennedy. Have you listened to the podcasts yet? Many of the guests share their stories about getting started, so you should check it out.

Personally, I plan on working and investing for at least several more years. Being able to let the profits grow without having to pay myself is very helpful. In addition, having the job income has been incredibly helpful to getting financing.

For the record, I started out flipping and have recently started adding some rental properties to out portfolio.

There are many ways to be successful in real estate, you just need to figure out which path will work best for you.

Also, there are a ton of threads about LLCs, try using the search box in the top right to find more information. Once you get stumped, make sure you ask questions.

Have you considered purchasing a duplex to occupy one side and rent the other as an initial investment? That can be a great way to get into real estate investing and you would likely be able to get some good loan terms as an owner occupant.

In general though I agree with Aaron, as I think the first couple investments are much easier to manage (and you will learn more) if you are close to the properties.
