Welcome to BP Grant. It sounds like you are taking a similar path to what I did (flipping first and adding buy and holds down the road). I love NOLA, I used to go there a few times a year when I was stationed in Shreveport...good times.

Good luck to you!

From the sound of it I would recommend replacing the floors. Floors are important to buyers and if everything else is rehabbed and the floors are ugly tile, it will be a major turnoff.

Agreed Ibrahim S., if you are not careful you will end up with a sore neck from all those sideways and upside pictures.

I do find profile pictures to be fascinating in general though.

Welcome to BP Josh. I spent some time in Wichita Falls at Sheppard Air Force Base. There is a ton of information on here for both new and experienced investors, so make sure you check out the forums, blogs and the podcasts.

Keep us up to date on your deals and let us know if we can help. Good luck!

Matt,

My point is, you will be a lot better off if you have a deal or 2 to offer right away. Even if it is not exactly what they are looking for, they will see that you know how to find and analyze deals and will likely take you much more seriously.

There is no chance I would agree to be added to the list of a wholesaler who is just starting, has never done a deal and does not have any at the moment...there are just too many bad wholesalers out there for that.

Find good deals, then you won't have any problems finding buyers.
