What Jon said. If they mortgage was 172K and the house was worth 132K that would be a different story, but since they can sell the house and pay the mortgage off (and then some), I don't see where there is a problem.

#2 will not be good on signs and other marketing materials where people may not have much time to look at (driving by for example). I would keep it simple and make sure people know exactly who you are and what you do...#1 seems to fit the bill.

Welcome to BP Edwin. The type of job doesn't matter, so long as you are able to manage your time wisely. I work a full-time job which also requires some travel and some weekend and evening work for events. It is also very important to me that I do not rip the company that is paying me off by not meeting (and exceeding) expectations.

To do both well I spend a lot of my "free-time" on real estate. I spend hours after work almost every day doing many real estate tasks:

- bookkeeping
- viewing properties
- checking on projects
- analzing potential deals
- scheduling contractors
- meeting contractors at job sites
- posting on BP
- etc.

Having said that, I also make sure I keep a balance in my life. I make sure I spend time with my family/friends, relax, etc. Sometimes this gets difficult, but I have managed to make it work.

There are jobs that make it easier and jobs that will make it even more difficult, but I have come across investors that hold jobs in a range of fields.

I discuessed this a bit in podcast show 23, and it was discussed in show 6 with Arthur Garcia.

Wlecome to BP Jabari. Some things cannot be pieced into a neat little step by step checklist, and many real estate strategies fall into that category. There is a ton of information about wholesaling here on BP, but you may need to take that information and build a plan of action on your own.

Every market is different and thus, different marketing strategies work in different areas. Furthermore, wholesaling is not nearly as easy as it is often portrays as it requires and understanding of the market, a plan on marketing, the ability to analyze real estate deals, etc.
