Watchout! California newbie coming thru.

Looking to invest in cashflow props outside of my homestate. Any suggestions? Reputable people you have worked with? Markets I can pry on? Tips?

Hi Kris. I live in LA (Venice Beach) and only invest out-of-state myself. I'd be wary of some of the markets in Paul's list because, yes they are emerging markets, but that means nothing in terms of cash flow specifically. A lot of the markets there will have you completely negative on cash flow.

The best markets I'd tell you right now are Atlanta, the big Texas cities, Chicago (excellent for cash flow), and Charlotte. All of those will give you good cash flow plus growth potential!
