I agree that this startegy could work...keyword being COULD. As Brian said, the wording on these letters will have the biggest impact on this type of marketing. If you read through the wholesaling threads you will see what a major impact the wording on marketing material makes...sometimes small changes can have huge impacts. Read through those threads to see what kind of language sellers react to and pair that with your business card. Good luck!

+1 on painting first. Re-finished floors will look great, so try to wait until as last as possible to limit traffic and the chances of damaging them.
