I use NREI for both rehabs and rentals. Fortunately, I have not had to file a claim either, but I have found the rates to be competitive, and the service to be satisfactory. I also love the monthly billing (same cost each month)...that really makes things easier.

Welcome to BP Keido! I got started at 24 as well, and here I am at the ripe old age of 27. Fear is often times very valuable in this business, as it can keep you from making very stupid decisions, but it can also be a liability, preventing you from ever getting started at all. It is important to use fear as a tool. You cannot be too scared to fail, because not acting is also being too scared to succeed.

Happy Birthday BP! Isn't that like 250 years old in "not selling out to guru hype" years?

Steven Hamilton nailed it and we 1099 all our contractors. Make sure you get that W-9 before you start paying people...you would be surprised at how hard they can be to get after the fact.

I second Mint.com. QB is certainly not what you are looking for as far as personal finances, it is geared towards business use.

Principles of Accounting is a standard text and very good.

I went to the site and glanced at the drop down tabs as to the topics, it looks to be comprehensive and the same thing I taught years ago. I'd suggest you go this route....didn't see the cost but you'll be years ahead of others who don't have this foundation in business, IMO.

The best part is its free @Bill Gulley, and includes really helpful video lectures. And I agree 100%, understanding basic accounting is a crtitical skill for real estate investors or any entreprenuer.
