Lillian, thanks for sharing. You have brought up some very good tips and things I do even here in my own market. I love Google Maps Street View, and it has saved me from taking trips to nearby towns...sometimes I can see all I need to know right from my chair. Your first point is a great one as well, but that will come with experience. As long as you know what your weaknesses are you will be fine. Good luck!

It sounds like @Bill Sargeson gets similar terms to what I have been getting for the last few years with a local bank in KY.

I started rehabbing a few years ago with a similar amount of cash and a business partner who brought the same amount. We also found a lender (local bank) willing to lend rehab costs and purchase price (with only 10% down). Those terms are not very common, but I would say it is worth checking with local and regional banks to see what options are available to you. Do you have any friends or family that might be interested in working with you or loaning you some additional cash?

It sounds like you think wholesaling is a lot less grunt work than landlording...I would be interested in hearing your thoughts about this after you have been wholesaling for a little while.
