Keep shopping around until you feel comfortable with service. That agreement is a red flag for me

Knowledge of the market. I see you're in SD, so def knowing everything there is to know about price points in diff areas, a/b/c/d neighborhoods. Even outside of SD like Chula vista (not sure what specific area you work in ) 

Has a network- Lender, contractors, PMs, maybe a wholesaler. People you can call up and ask a question if you don't know. 

Understands basic lingo- ROI, Coc retunrn, house hacking etc.

But it think the most important thing is character and honesty. Example- I had a pushy realtor try and get me to overbuy on a duplex. It didn't work out , I went with my present realtor and she def found me something within my price point and comfort.

I heard an interesting thing about the aging population. They tend to like warmer weather. Not sure the validity. Food for thought

I'm currently house hacking a duplex. After doing research, buy and hold aligns with my goals. I want that cash flow in the future. 

Just a tip, work your way backwards from your goal and that will kind of guide you in your niche.

Just depends on your goal. Some ppl enjoy the faster return on Flips than a cash flowing property, but the same can be vice versa. Think of your end goal, focus on that. 

but there's no wrong answer. IF a prop is better for a flip- flip it! if its ina good area BRRRr it. either way congrats on getting started on your journey.
