Get in touch with a investor realtor ASAP. they'll give the crash course on the new market. Where to buy/where not to buy. let them know you're interested in buying in the future, just so you're upfront about your current needs- multi or sfh

Maybe get them to send you the MLS email on new prop. then start analyzing deals. I'm assuming a sa buy and hold guy you want cash flow? run numbers till you're happy with the situation.

big tip: HAVE CASH RESERVES. you never know what might happen

Might have to pivot and get non college students(working class ppl)  to rent, just a  thought
