Cut the tree, get new flowers for the front. I'm not a shrub guy. Definitely replace the flooring whether its a rental or flip.

Personal opinion, I said once I hit 10 properties i'm using a property manager. once you scale so big, you can only manage so much yourself.I think we all decide what our number is

You're in a great position. I think it depends on your reserves and risk tolerance. Can you cover something major, financially. 

Scaling is cool, telling ppl you own so much property is cool, but would you be able to sleep at night after the refinance? 

Either way you're in a great place. best of luck.

Do some research on Dr. Joe Asamoah, hes making tons of $ off of sec 8 renters or housing authority 

If you don't mind living next to your tenant, go for it. it's working for me. 

Inspection is more structural, like did you, Connor, provide windows that open and close, fire alarms, a fire extinguisher, etc.

I go about this two ways, i call a property management company and get their opinion. Second i check craigslist.

Advertise it and see how many hits you get. If its more than 20, id increase the rent. but if it's only one, then id decrease the rent i'm setting. Hope that helps

Do you mean C/d neighborhoods? or Do you mean locations near big companies like Amazon/Apple/ Etc. 

My opinion is pretty simple, if the numbers work, do it!
