What exactly are investors looking for in an agent?

 My list:

  • An agent that is an investor
  • An agent that understands rental expenses.  They at least know what the 50% rule is. 
    An agent that is aware what sort of rent to cost is likely to be cash positive.  They should know the concept behind the 1% rule.   In San Diego, I believe 0.75% works fine.  
    An agent that has top tier network to recommend (BRRRR book states rockstars associate with rockstars)
  • An agent that understands why the 75% rule is so helpful for BRRRR. Why a BRRRR is less than ideal in the 75% is not achieved.
  • Icing on the cake, an agent that can see non-obvious value adds. Examples: under utilized zoning, out of the ordinary max height limitation, sub divide of lot potential. It goes without saying that such a person would see the obvious rehab and ADU value add potential.
