Houseack # can be tricky on the first year. Just think about how much you're saving and how much the tenant(s) and then compare to year 2

Go to small banks in your community, maybe even the big banks

The best advice I can give is shadow a GC, (pay them for their time if need be)

Class D neighborhoods require more hand on work. You're prob looking at more turnover, more eviction (w/ legal action). I know in my areas, Class d + eviction moratorium are more risky. Upside, you can get it for cheap.

Investor perspective here. It is definitely a sellers market ATM, very competitive with the short supply. I suggest you just continue to try and keep trying to get your clients a deal, don't get discouraged. I would be upfront with hem about the kind of market it is and how creative.  if they're comfortable move fwd, if not continue to build your brand (online presence) to get more clients. Side note, maybe build relationship with wholsellers and give them a finders fee, when you close. Some $ is better than no $.

Go on youtube and start there, learn what you can for free.  Way to decide you want something different.
