Depends how far it is from you. Personally, do it by yourself, get that experience

BTW Hard money sounds like a plan if the comps are good and you dont have the funds. BTW make sure you run the #'s

Link up with a property manager that's going to manage the property. If you don't have one start there.

Start calling realtors in that area to give you an idea of where to buy (b neighboorhood/ maybe a). Fargo has had a big pop increase according to the data. 

Smart idea to house hack! save your money for the next one. 

i'm not a lender but that 35k you have could make ppl look the other way on your credit, especially if you're going to get a good job. Might have to get a co-signer though.

Similiar situation. I had to contact the city and county appraiser to sort it out. It didn't cost me any $, but it could have. Reach out to the city and find out. 

It really came down to permits, if there was any.

Hey Suntorn! welcome. I also, live in CA. it tends to have a higher price point than other parts of the country. You might want to think about investing in Stockton/Modesto/Fresno/Sacramento as they are not as expensive. 

A major thing I've seen with other CA investors is they are out of state investing and doing well. you have commit to the idea if you're going to do that. Don't be scared, with every investment comes some risk- not just out of state investing.
