Hands down, an honest hardworking new agent, with a great broker, will be the better agent than slick 30 year veteran agent on fat-street, mr. BIG NAME who doesn't disclose to the buyer what he knows about a property.

Transactions and years dont tell the full story, and there are no programs keeping track of the times an honest agent protected a client by steering them away from a wrecked property.

I would really like to hear what flippers are doing on rehab, is anyone guaranteeing their work, warranting it for a buyer's sake?

As a local realtor my blood pressure is about to blow, we've got every sort of flipper slapping LVP down, painting the walls, and adding new appliances, cabinets, or countertops. The only problem is a crumbling foundation, 4 layers of shingle, knob and tube in the attic, or sewer lines that dont meet code, but after rehab the home lists at 260k.

I cant figure out how these flips are passing inspection, other than it's all about keeping the money wheel rolling.

Idaho is a buyer beware state, so it's on the buyer to *do their due diligence*.

Is it like this everywhere?

@Elise Marquette 30 days...we are closing in on 90. Every local lender is blaming appraisers or underwriting, but 90 days us just totally unacceptable and I dont care what the excuse is, as a realtor I'm crossing lenders off my list.

@Nicole Shipley to get a retroactive permit, go pay fees for failure to get a permit, supply the paperwork and documentation they require, get the permit, follow the inspection requirements.

Perhaps you need inspection and signoff. The home we are in didn't have an inspection on power to the house (previous owner worked for power company). We had to apply with the state, pay fee, have inspection, do upgrade to bring to code, have 2nd inspection to signoff.

If the local housing and rental market cannot meet the demand for existing single or multifamily,

are there investor/developer/builders looking to pick up parcels of land in developed areas that are not reaching their highest and best use, then build multifamily?

I'm looking at the Boise area where some half acre - 1+ acre parcels sit with time capsule older homes that declined while surrounding area developed.

Do we have BP land buyers/builders who can lay out investment strategies for these little gems?

@Kaylee Walterbach if your brokerage wont help you become successful, find one that will.

@Etta Moore wholesaling is not passive. The real 1st step is to check state laws and make sure you're golden. Idaho hobbles wholesaling as much as they can, make sure your state isn't that way. Imo

@Cody Wayne Hebert not enough info about your money situation there for me. If you have funds to pick up a duplex that cashflows for you or gives you enough that your monthly mortgage payment is mostly covered by the renters, do it.

@Nevan Martrich. Listen to Bigger Pockets podcasts, the newbie podcast, the money podcast. When you hear a guest speaker with a perspective that hits home with you, get the contact information about the guest (usually in the show notes) and contact them. Be specific about how you can relate to their story, tell them you are seeking a mentor for (xyz), ask them if they mentor or can point you to someone who does. Dont give up on your goals, make a list of what you have to offer (hard work, leads, investment opportunities, etc).
