Ya, insurance is the biggest hurdle but mileage, wear, and tear is also something to consider.  With Covid you may need to think about how to sanitize up to required standards.  Also, if anything nasty, hazmat, or criminal happens in the vehicle, make sure you're covered.  just my opinion.

@Coby Federowski it's an investment to help you pay off debt...so no guilt there. Be wise, invest well, pay debt. Just my opinion.

@Ken Minard if the market is hot and properties are renting and selling, yes. If I'm doing a flip brrrr maybe I'm the guy who adds security features, adds lighting, removes shrubbery, plants spiny plants under windows, spiked fencing, and does more than everyone else to make my renter/buyer the safest guy on the block. No guarantee, but if it were my momma who had to live there...etc. just my thoughts. If it isn't the investor who does, who will?

@Mario Cuartas location location location....then price. In my area, if I find a crappy farmhouse on 3-10 acres, its gold. Idaho has limited ag land division which makes small acreage rare. We are doing a live in remodel on 10 acres, buyers are stopping in with offers to purchase. (We are not even listed). Small acreage with gutted homes are selling in days. Good foundation was about all we got with this place, but as it stands now, resell could net 200k profit. That's just another way of looking at it, imo.

@Todd Ostergaard obviously you must decide what you can pull off based upon your specific needs, but investing and paying down aggressively could be a great strategy for better retirement. Retirement doesn't mean you dont work or earn, just new ways of working and earning. I've got 10-12 years to *retirement* but I was forced to start over with nothing, I cant entertain the idea of NOT investing.

@Tiffany Goglin 10 years!!!! We are deeply regretful about giving our RTO 5 years. Things change very fast, future events could put you in a horrible situation under 10 year contract. Just my experience and opinion.

I see no holes so I say keep. Old hardwood is fantastic. Sand and Water proof to finish.

The 8 my father-in-law bought a few years ago have become a financial disaster for him, HOA being on the top of that list.
