Thanks for introducing yourself, Cody.  You own a construction company, are you commercial, remodel, or new builds?   Do you have a good feel for the market in Boise, say for vacant land that can be used for commercial residential?

@Stephanie P. 1st bank told us it would be 6 weeks, at the 6th week we were told appraisal would happen in about 4 more weeks. We jumped ship and are going into our 3rd month with the 2nd bank. SERIOUSLY ridiculous. We have massive equity in both homes, we just want 1 lower interest loan.

We offered a 1 year warranty on our new construction homes, what (if anything) does your business offer your rehab buyers? Wholesale, flips, brrrr, foreclosure resale, etc, when transferred to another buyer through your business, does your business offer any guarantee (especially if you did rehab)?

If not, does your contract reflect *as is*?

Walk me through this, folks.

@Nathan G. When you *pay to leave*, are you able to use that cost as tax write off, and if so, how?

@MarieChele Porter people need a chance to get normal after incarceration. The choice is yours, listen to your instincts, but that's the direction we hope our company moves. Not everyone will be a candidate, but there are so many extenuating circumstances that we dont paint with a broad brush.

@Jeremy Gates I've discovered that my area has far too many agents for available listings, new construction is strong but they dont generally use realtors.

Local investor group member pointed out 425 agents for 77 listings in largest local community. Since I am also new, I would like to have mentoring but folks are not motivated to help. I have discovered gross neglect within my local industry which has crossed into unethical, possibly criminal neglect, proving the deep need for mentoring.

If you can find a mentoring brokerage, local builder who will give you listings or flat fee for open house, or other real estate related side job, you may find it accelerates your business.

@Lewis McKnight monopoly markets seem to be trending, tech companies, order/delivery, real estate. The shift from small business to robotic industry puts much more capital into far fewer pockets.

I find it unnerving.

@Justin Phillips. Great credit, homes in the area. We are trying to roll 1 heloc and our rental into 1 loan. We have so much equity in both places it should be a cake walk.

I'm curious about how long loan processing is taking in your community.

We are 2 months from start to the bank ordering an appraisal, which will noww take another 4-6 weeks.

What are you experiencing?
