@Clint G. I am an agent but local agents SUCK at actual home valuation so I dont feel confident looking at their work. Also, CA moving in and altering actual market with inflated cash offers. I look at several of the national market sites, find their estimated value and go down from there.

Anyone who has experience or expertise, I would sure appreciate any foreclosure tip, warning, personal story, or hidden cost that you are willing to share before I buy. Bidding to Buy is a great book.

@Joy James if you have no contract, you may speak with all the agents you wish. If you do have a contract, speaking with another agent is fine for you but a violation for that noncontact agent. I'm a realtor in Idaho, a big agent in my area tried to entrap me by having his contracted seller try to speak with me. He would have gotten me fined for that violation. That's my 2 cents.

It may be disturbing to some cultural groups, it may depend upon what images are on the body, but doubtful that it will affect the majority of people.

If you have a solid enough base of friends, family, referrals to make good money selling, sure.

If not, it costs yearly/monthly on EKey, e&o insurance, MLS membership, required education, designations...etc.. its money you cant avoid spending.

Ultimately it's up to your judgment as to what you need.

I wish we had known how to write up a better *rent to own* contract, we didn't get the best advice. Still suffering from that mistake but getting closer to the expiration date.

South Central Idaho doesn't have a reputation for great internet speed. That said, I need a property management/bill pay app that is tested and tried to work under the harshest internet connections.

Does anyone have experience with a better system for rural users, grandma, and country folk.
