Sounds like a good fixer upper. Were you able to get any credits from the seller to help with repair costs? The closest contractors I’ve used are based in Deland. They’ve been busy but I’m sure they could take a look and give you a quote. One guy is a great handy man that can fix pretty much anything. The other is a GC that I use if it’ll require permits. With that kind of damage you will need either a licensed roofer or a GC that can work on the whole house and pull permits. I would definitely get that roof fixed as soon as possible to avoid further water damage. It’s also the beginning of hurricane season and you don’t want an exposed roof if one comes along.

Tj Hines How did your search pan out? Were you able to get into Multi-family? I’m in a similar situation and would be interested in partnering. I’m actually working on being a multi family syndicate myself. I’ve done SFH flips and SFH rentals. Grew up in a commercial real estate family and am a Realtor under a broker that has over 40 years experience in commercial real estate. I have a great list of investors, a good syndicate attorney and connections with commercial lenders. Ill also be bringing my own capital to the table. I’m in the Orlando/Oviedo area. I've got an interesting situation and would appreciate some input. There is a 2.5 acre vacant lot in a prime location just down the road from where I live. It's zoned R-2 and the local Planning and Zoning said they would allow up to a duplex to be built. I could split the lot into 3 and build 3 duplexes. Refinancing each one upon completion to build the next. I have a good contractor that can build. It's a great price but it's been on the MLS for almost 2 years. I've done some digging and found that 90% of the lot is on Wetlands. It's out of the flood plane and there are beautiful homes on both sides.

Is there a way to convert the wetlands (basically just a wooded foresty area) into build-able lots? Has anybody done this before that's familiar with the process? I see the big builders like Meritage and Taylor morrison clearing larger areas for their subdivisions so I know it's possible.

Would you happen to know any lenders that would do an investor construction loan? Most lenders will only do owner occupied construction loans.

Palmetto house took a lot more work than we planned but it's under contract and we're positive on it. Thanks for the kind words.

My wife and I have been flipping homes as a side business. We want to acquire some multifamily rental properties but they are few and far between in Oviedo so we're considering building new. We've been looking at a few vacant lots zoned R-2 but having a hard time finding a custom home builder.  Can anyone give recommendations? Looking to buy the lots and start the process mid February. Thank you!
