Asking $65,000

ARV $125,000 +/-

Rentometer Avg Rent $1,200 +/-

Rehab - $20k +/- 

If your looking to Buy, Rehab, Rent and Refinance (BRRR), this property is perfect. Most lenders cash out refi at 75% LTV. That gives you room to refinance 100% of your acquisition and rehab costs.

Will also make a great flip or strait rental.

This is a HUD property I have the winning bid on. Buyer will preform a double closing (A-B, B-C) and must be a cash or private/hard money purchase. Due to the tight timeframe and expenses to extend the contract if needed, i'm wholesaling for very little profit on my end. Mhamed Channaj I may have something of interest for you. Im an airline pilot by day and house flipper / agent by night. My niche is Seminole, Orange and Volusia counties. Basically Orlando area. I recently won a HUD property in Seminole County that would make a perfect flip or rental. The numbers are VERY strong for either. Unfortunately I'm in the middle of two flips and tapped out on capital. I'm looking to Wholesale the property to a flipper OR do a JV with an investor where I'd handle the rehab and be the listing agent to sell it. Split it 50/50 with the investor. @Stephanie Oxendine Unfortunately they're not assignable. The closing must be done in the same name the bid was won. You'd have to do a double closing. The title company I work with can do these. We send out weekly spreadsheets with an updated property list for investors to bid. If you'd like to see them i'd be happy to email them.

Adept Title and Escrow Services, LLC is a great title company that deals with investors. I'm a local investor and agent. I'd be happy to set you up with a vacant property MLS search. We also specialize in HUD properties if you'd like to bid on those. They are all vacant.

Jay Hinrichs That's definitely understandable. I'd feel the same. It's a painful process getting anything certified through the FAA. Cirrus Jet and 787 case in point. The new Jet Apps are really cool. It's actually giving fractionals like NetJets and Flexjets a little competition.
