I’m a pilot based in New York and a realtor in Florida. Crash Pads are in higher demand than most people think. The best ones are located close to airports that have pilot bases, either within walking distance or have some sort of crew car that everyone shares (Uber is too expensive on a regular basis). If you’re on reserve and on a 2 hour call out you need somewhere to hang out. Or if you fly in a day before or after your trip 3 or 4 times a month you don’t want to pay for a hotel every time. But paying $250/month to have the option to crash on a bunk or hang on the couch instead of in the airport sounds pretty good. The tough thing about crash pads and the reason I don’t own one myself is they have a high turn over rate (usually junior pilots and flight attendants that can’t hold commutable schedules) and they require constant maintenance and cleaning. There’s def some money in it. I know a crash pad that has 20 pilots at $300/month. There’s usually only 3 or 4 in there at a time because your rarely there. But that’s $6,000/month compared to a long term renter paying $1500/month. Food for thought. They’re also semi illegal and if there’s ever drama and someone calls the cops they can be shutdown under an illegal hotel.

Seller Motivated and has dropped his price to his absolute lowest price! Was originally listed for $1,000,000. Now asking $785,000. This is on two lots. For reference, a single vacant lot just up the street recently sold for approximately $280,000.

Investor looking to cash out. Our local property manager brought this off market deal to us. Seller is willing to negotiate. I'm looking to help mediate the deal, partner or raise money as the sponsor through a syndicate. There's multiple exit strategies here. All properties are leased and cash flowing. You could buy and hold, buy and sell the properties individually for a nice profit (I'd be happy to list all or some), or piece off in groups.

Orlando is a HOT market and these types of off market properties are hard to find. With the addition of the nearby hyperloop train connecting Miami and possibly Tampa, this area would be prime real estate!

Thank you everyone. I am very careful with our money and I had verified everything over the phone first. The person that did the fraud timed the wire instructions perfectly. Where I screwed up was not verifying they were correct with the title company after I received them. I’m not a full time realtor and as much as it hurts my pride and wallet, I was sucked into this trap. I have little faith I’ll be able to recover the funds..

I’m a realtor and investor in the Orlando area. We put a 5 unit property under contract, did our inspection and requested the wire instructions. The listing broker sent me the wire info for the title company (which I should have called the title company directly). It was an international wire and the funds never showed up in the escrow account. Our bank said it can sometimes take up to 10 days to show up. After the 10 days there was still nothing in escrow but it had left our account. After sending the wire instructions to the title company to verify they were correct, they told me to call my bank ASAP and report it because it wasn’t their wiring info. The listing broker also called me in shock and said our 10 days of email traffic hadn’t been him and someone had hacked his account. The bank is doing an investigation but I don’t know what else to do. I have a feeling I’ll never see the money again. Is the listing broker responsible if his account was hacked? Should the listing brokerage have insurance for things like this that they can make a claim on? Any other ideas??
