I was listening to a recent podcast and I heard one of the guests mention the First Look program through the National Community Stabilization Trust (NCST). Does anyone have experience with this program? Is there a way an investor can gain access to these properties? Access to foreclosures before they go on the market would be golden. Thanks!

Hello,

I've seen a couple people post this same topic but nothing recent.

I'm looking for a real estate agent in the Orlando, Oviedo, Sanford, UCF, Disney, Kissimmee area that has investments of their own and preferably has experience with the Buy, Rehab, Rent, Refinance and Repeat method as well as good connections with general contractors, management companies, etc. In return we'd love to use the same agent for all our deals as this will be the first of many. We have a goal of 10 properties within the first 5 years. We're currently pre-approved and anxious to get going.

This will be my wife and I's second long term rental (First BRRRR). We both have great credit and enough cash for a good down payment + rehab.

Ericka Grant Are you still looking at this deal? I'm an airline pilot based out of Detroit and I've been looking at properties to do this exact plan. I have great connections with multiple pilots based in Detroit and there's a constant need for crashpads. I have access to all the crew rooms to post for rent ads. I'm looking at purchasing in Destin as well for a good Vacation Rental property. My wife and I got married there a few years back and we have a special place in our hearts for Destin. It also seems like a great time to get in there.

I'm looking at legalities so I don't do the wrong thing. Getting opinions from people that may have already gone through the same issues. That's what this forum is for correct? The last thing I want to do is abuse my VA privilege. Thank you everyone for you opinions and insight.

Well unless you had another place you called home I think you'd be legally ok. It's almost the same as renting out a room to a buddy while you live there or buying a duplex and renting the other side. It would force you to keep the place clean too haha

Thanks for the responses! Suzanne Mark so far I've been looking in the Windsor Palms area SW of Disney mainly because I've heard that neighborhood allows short term rentals. If you know any other neighborhoods that are better I'd love to hear it. Thanks!

Wow that's a good point. You could put yourself into a bad situation very quickly. The problem is I can't afford 25-30% down and 25 year amortization. I may have to rethink some other ideas.

I live in Orlando and I'm looking at Vacation Rentals compared to long term rentals. I know if your in the right areas there's a ton of potential. My question is if I use a VA loan to buy a house as my primary residence for a year, then move out and use it for a VR after that, would the VA allow me to use Airbnb and others to rent it out part time during that first year? I have lots of family in Orlando and places to stay while I rent it but it would still be my "primary residence" that first year. Any thoughts?
