Beginning Syndicator in Florida

BP,

I'm a beginning syndicator in the Florida market which is fierce with competition. The primary markets we are looking in are in Tampa, St. Petersburg and Orlando.

Some tertiary and or secondary markets we are exploring in Florida are Daytona, Ocala and Lakeland. These aren't as big as the primary markets I listed in Florida but can still provide great returns.

Being I'm coming over from the single family fix and flip model, lenders are looking at the experience you bring with you to the table when looking to acquire multifamily units. Good thing is from Tampa born and raised and have built some pretty good relationships with brokers as well as in the Orlando area and the other tertiary markets in Fl. we are exploring.

What I'm looking to accomplish here, is to see if anyone in this forum may know if any syndicators who are or have done multifamily deals in the Orlando area preferably of 20 units on up to 100 plus units ??

Or even property management companies who are controlling their own assets if they would be interested in partnering on a deal or two so I can gain that experience on my side and build experience and a track record on my end ??

(Of course if I would bring a deal to the table that makes sense along with some possible equity partners...)

My track record in the single family space is there but not commercial multifamily. Looking for a partner who can qualify and show liquidity as well as net worth equal or greater to the purchase amount of the property along with a track record of successfully owned and operating multifamily. I know that having experience or building a team around you that does definitely gives the sponsor or syndicator credibility to get things done.

Thanks for all of your support !!

@Tj Hines While Kevin Bupp is focused on mobile home parks now, he has owned multifamily property in Florida.  I recommend reaching out to him and getting a sense of who he thinks can help you in his network.  He's in the Tampa area and encourages other investors to reach out for a phone discussion or coffee.  Rod Khleif may also be a good option as he is active in Florida as well.
