Thanks for all the inputs! @Stephanie P. I'll try to find a portfolio lender. That's a good idea. Is it better to try for Credit Unions and Local Banks rather than bigger banks?

@Upen Patel I actually just used that loan on my last property and it worked great. The down side was the time and paperwork it took to close. Orlando's getting so competitive that unless your a cash buyer it's hard to get deals accepted. I'm closing in cash, remodeling and then re-financing into a loan after the repairs. I just need a loan company that'll do a cash out refi with an LLC.

I'm doing the Brrrr strategy under an LLC and i'll be buying a house all cash. Can anyone recommend a bank, credit union, etc. that will do a cash-out refinance after the remodel under an LLC? I have a lender that will do a cash out refi with a seasoning period of 6 months but only if it's in my personal name.

I'm on a search for my third investment property and the Orlando area is getting very difficult to find deals. I have an LLC started with enough cash to flip or Brrrr a SFH. The MLS has proven very difficult to find properties that makes mathematical sense. I've been bidding on HUD properties with little to no luck. I'm also registering on Auction.com to explore that route and i'm interested in going to local auctions at the county courthouses. I'm looking for tips or advice from somebody that has been to local courthouse auctions. If theres an opportunity for me to tag along and learn id love to buy lunch or help out in any way i can.

I have the same questions. Also, are there value add opportunities? Anything to improve the property? Have the units been remodeled in the past couple of years?

I've been using a local guy but he's more of a handyman than a GC. Give All In Construction a try. They work with flippers here and I've had a few recommendations for them.

I'm about to close on a great rental property in Orlando close to UCF. Does anybody have a good recommendation for a licensed general contractor? The property needs plumbing, electrical, flooring, roof repair, kitchen and bath remodel. Thank you

Jeremy Shellman thank you for the information. I'll save this post incase I decide to pursue this further. For now I'm working on a couple more traditional rentals.
