I just got a great value add apartment under contract at a great price in New Smyrna Beach, FL. My attorney that I’ve used before is too busy to take on the project. I’m looking for recommendations for an attorney that can write a private placement memorandum and walk me through the legalities of raising private money. Thank you!

We had a lot under contract in Oviedo with plans to build a quad. Contractor estimates and building materials proved to be too expensive so we had to release the contract. We are looking for a contractor that’ll build a 5 or 6 unit in New Smyrna now. Looking forward to seeing the reply’s on this post.

Hey Michael,

We've been doing a few flips over the last couple years and looked into building a duplex on a couple lots here in Oviedo. We even had one lot under contract for a few weeks but couldn't make the numbers work to make it profitable. Instead we've been focused on Multi-Family repositioning, wholesaling and partnering with investors on larger syndication projects. We have a good group of investors and a direct mail campaign going. We'd be happy to collaborate with another local partner on any buy and hold multi-family deals or partnerships we find. PM me if you're interested.

Hey Jupshy Jasmin , Orlando Real Estate is growing fast. There’s a ton of class A type Multi-Family properties being built as well as higher end SFH’s coming from builders like meritage, Taylor Morrison etc. The starter SFH is in high demand and low supply but building costs inhibit it being cost effective to build more. The short term rental market like AirBnB is oversupplied and only allowed in certain areas mostly around Disney. Orlando is expanding out North, East, and West (Deland, Clermont and Oviedo). We’re focusing on repositioning 2-60 unit properties throughout central Florida. We’re marketing hard right now directly to the owners. If you’re interested shoot me an email or PM me.

Sean Schwebel I don’t have any experience with short term rentals and there’s only a few places (like Kissimmee) that allow it. It’s also very saturated. I’m in North Orlando and deal mostly with long term rentals. Single and Multi. If that interests you shoot me an email or PM me. Stay warm up there for now! Summers coming.
