Hello @Rei Reid, you may want to consider verifying your applicant's income as well.  There are recommended tenant screening companies right on BiggerPockets website under the landlord resources tab that can do this for you.  You can also find the link I provided by hovering over the 'Tools' tab and selecting 'Landlord Resources' under 'Services'.

I would recommend doing some research on what company may best fit your tenant screening needs.

Not every screening company requires the applicant's involvement in the process to place an order.  I recommend doing some research on the companies shown on BiggerPockets and choosing what site may best fit your screening needs.

You will find that there are companies out there that will let you input your applicant's information to verify it is valid/conduct the searches for you, and there will also be companies that require the applicant to verify their information to generate the report for you.

@Harris Pantlik Congrats on your first rental investment! BiggerPockets has recommended credit and background check companies right on their site in the landlord resources tab.  I would suggest doing some research on what company may best fit what you are looking for in a background check.

The SmartMove product that RentPrep offers on their site is performed by TransUnion (you will receive a credit score), the only portion of the report that RentPrep touches would be the judgments and liens add on. The RentPrep standard products are hand compiled by FCRA certified screeners in-house. The credit add on for the RentPrep standard option does not provide a score, it provides a pass or fail based on a score you choose and a range that the applicant falls in.
