I recommend screening anyone 18 or older that will be residing in your property.  I also recommend considering having your applicant verify their income with you so you can feel comfortable knowing they can afford your rent each month.

@Brock Correa When denying an applicant, you will want to send them an adverse action letter.  Make sure to display your rental screening criteria on your rental application.  This will deter people from applying that will just be wasting your time as well.  I agree with Nicholas L., make sure you are following applicable laws for what you can deny an applicant for.

You should set strict screening criteria for what you are looking for in a potential tenant to steer those away who would just be wasting your time.  I recommend screening anyone over the age of 18 that will be living in your property, but that decision is ultimately up to you.  Make sure you verify your applicant's income as well.  It is usually recommended that the applicant make 3x the monthly rent amount.

As you move forward with your independence as a landlord I would suggest setting strict screening criteria for what you're looking for in a potential tenant.  This will help steer away applicants that do not qualify and would just be wasting your time.

It is important to set strict screening criteria to steer away from any potential applicants that would just be wasting your time.  I would suggest requiring the applicant to provide you with previous landlord references so you can verify how your applicant was as a tenant previously.  You should also consider requiring applicants to provide you with proof of income.  Lastly, I would recommend screening anyone over the age of 18 that would be residing in your property.

@Onye Chukwuma If you want to do it yourself you can build screening criteria and perform the screenings yourself.  If you do go with a real estate broker they could perform the screening for you as well. If you are going to use a broker to place or find people, you or the broker would have to do the screening piece.  You cannot share the report results with someone else.
