What exactly are you looking for and whats your investment strategy. Are you a flipper, buy and hold guy, looking for turn-key rentals, rehabs, etc.? Remember, anything that's online can be viewed by every other investor and their brother so to find good deals you have to go out there and find them yourself or use a wholesaler.

Be sure to get on meetup.com and checkout some local investor meetups in your area. It can be intimidating putting yourself out there when you're just getting started but its worth it to meet other investors, discuss strategies, and as a wholesaler, build your buyers list. Best of luck!

I'm still looking for developers for a variety of land projects commercial and residential (townhomes, SFR, Apartments, Strip malls etc.) If anyone is interested in these types of projects please let me know ASAP. I have a few leads on empty land, some with approvals and plans some without. These land deals are located in bergen and passaic county in northern New Jersey just 20 mins from NYC and within NJ transit bus and train.

I often get leads on land and potential developments. The biggest issue I've had is finding developers interested in these projects.

Hello, I am a wholesaler in the northern New Jersey area  (Bergen county and Passaic County mostly) and I have a few sellers who want to sell land for various development projects including, townhomes, residential, commercial, strip malls etc. If you are a developer, know someone or are interested yourself, please let me know. Sites vary from having conditional approval with full plans to just being parcels with potential to build. Most of these parcels are in highly desirable areas. The numbers don't lie. If the deal doesn't make sense then walk away. It may seem hard when you are so close, but the time spent trying to turn an unmotivated seller into a motivated seller could be spent finding 5 truly motivated sellers. Don't waste time trying to force a deal just because its there.
