Read the wholesalers guide first. You pretty much limited to driving for dollars and craisglist if you have no money for marketing. You can also do yellow letters to the list you create from the above but you will need to hand write and mail each piece yourself.

Hey Sarah welcome to BP and don't worry you're not alone! It is ok to be scared and have anxiety but don't let it overcome you. Put together a script or outline of topics you wish to discuss and practice a little in your head. Remeber to stay calm and collected and don't panic if things don't go as planned. Remember you're talking to another person who is just like you. Maybe they have more experience and know more but they are HUMAN and will talk to you. If they are busy or seem rushed simply ask to call at another time or just move on to the next. 

It's good to build your buyers list but you need to be looking for a deal. Pick a farm area (a couple local zip codes) and start marketing to find a deal. Don't structure where you look for deals based only on your buyers list. You need to look for deals where you can get deals. You will find a buyer if the deal and numbers make sense. @Account Closed Welcome to Bigger Pockets. Make sure you start learning as much as possible before partnering with someone. It's important to know at lease a little so you have a foundation to build off of when you start learning hands on from someone else.

Read and listen to podcasts here on BP and other places. Learn as much as you can over the course of a couple of months and then start to take action. Go to meetups and connect with local investors and grow your network. You don't need to know everything, but you need to know enough to have a plan and be able to follow it.

As is mentioned above there's alot of other variables to consider to give you a good answer. What is the existing heating system, what is the existing cooling system in place. If you have steam radiators and you want to put a new combination hot water heater/boiler in every unit, you also need to remove the steam radiators and put in hot water radiators. with the combo unit now you need to remove the hot water heaters from each space or is it fed from a centralized plant. If you're putting in new furnaces in every unit now you need to install a meter for every unit plus gas piping, plus intake/exhaust flue. 

Why not just replace the existing boilers with high efficiency units and split up the gas utility between all your tenants.

@Tzvi Balsam Its really simple: Find the email for the township municipal clerk. Send them an email with the subject line "OPRA Request - Tax Delinquent Properties". In your email describe yourself and what you're looking for " Hello my name is Joe Shmoe I'm a real estate investor in Bayonne. I'm looking for a list of tax delinquent properties. Can you provide this or point me in the right direction....blah blah" They may ask you to fill out a form, fill it out and they should answer. If you fill out the request form they are required to give you a response in 7 business days. If you run into any snags along the way let me know and I'd love to help out. I just got this list for 5 towns and will be mailing it in the next couple weeks.
