@Jason Timmerman Send an email directly to the town clerk. Title the email "OPRA request - Tax delinquent property list" and explain who you are and what you are looking for. They may ask you to fill out the form or they may just give it to you. Either way they are required to respond to you.

@Jonathan Greene Thanks for your thoughts and I have a few comments to add. 

1. I would probably take the smaller unit. It would just be me living there so I don't need much space other than having enough room for a home office

2. This is a good point to keep in mind. I haven't started a discussion with any lenders at this point in time as I'm not 100% ready and I'm just trying to brainstorm ideas and get my ducks in a row. Obviously it would be more beneficial if I could keep my loan amount to a minimum. 

3. This is the biggest killer in my area and north jersey in general. 

4. This is where I'm kind of on the fence as to which direction I go. While I have no problem with buying a property that needs some work and I am more than mechanically/technically capable of minor repairs, updates etc. I feel I'd personally prefer something thats already somewhat updated. I have the same feeling about looking at sfh as well. I just don't have a lot of time or patience to do with a large amount of repairs.

@Johnathan Boyle Thanks these are all great points. I think to start it wouldn't make much sense to bank on significant cash flow since I would be living in one of the units. But I would like it to cash flow once I move out and it opens up the unit. Personally I'd prefer to stay out of the not so great towns such as newark, paterson, etc.

Personally I think it might be wise to keep some of the vacant property and commercial properties on your list if you plan to wholesale. You may come across a nice piece of land that may be ripe to be developed and if you have a good buyers list you may have a killer deal.

@Johnathan Boyle I'm mainly interested in Bergen, Passaic, Essex, and Morris counties....in that order. I'm open to many different towns and but very particular about some others.
