    @Johnathan Boyle Thanks these are all great points. I think to start it wouldn't make much sense to bank on significant cash flow since I would be living in one of the units. But I would like it to cash flow once I move out and it opens up the unit. Personally I'd prefer to stay out of the not so great towns such as newark, paterson, etc.
