@Chris Isaacson  We have bought quite a few properties from HUBZU in the past. The only time I have seen them reduce price is if you can prove the state of the property has changed since you walked it or inspected it. So each HUBZU transaction is assigned an individual that handles interaction with seller, buyer, and agents. You should have already been in touch with them or had an email from them. That is who I would touch base with.

@Joe Armstrong We use an app called "Joist" when we walk a house. First you have to input all your numbers but after the first time you can walk it pretty quickly. Now this wont be a detailed scope but it will give you an estimate to go off of.

@Jeff A. There is a ton of factors in this but here is what I have experienced. 

Furnace replacement - 1800

Furnace and condensor replacement 2200

Total new system including duct work = 6K=10K depending on size. (starting with ranch going up to 2 story. 

Hope that helps some but again so many variables.

@Daniel Saunders Yep I hear ya it's super competitive here. So I know I have to be super competitive on my rehab pricing and solid on my numbers. Cash offers and real fast closings are my best tools as most investors. Also a good reputation for closing deals.

@Ronnie Quinn II Congrats welcome to the site! There is a ton of information on here as well as great connections to be made. As far as going with a bank instead of cash I have found that anything less than 50K is hard to get a bank to loan on unless you had maybe a credit line or something with the ban
