Well that's  a difficult question. Every area is different and its tough to say. It would take some due diligence on the front end. Things I would look at are days on market, list price to sales price, where are other people flipping...

There is so much information on the MLS. You can see what people bought the property for what they sold it for , how long it took to sell, how long it took to rehab. So those are at the numbers I would be looking. Hope that helps some not sure if that is exactly what you are looking for?

@Assi S. WE have found just about 99% of our deals off of the MLS. We are on it every day. So basically our daily routine is to check new listings, price reductions, and back on markets. These keep us up to date on the market with minimal time spent.

@Bao-Chau Tran Doing an out of state investment to me always comes down to trust. You have to trust who you are doing business with in that state. So doing proper due diligence on that company is key to the relationship. Finding out what properties they have done in the past is a good step in the right direction.

@Henry Aguilera As a wholesaler your buyers are the key to everything. you can have the best deal in the world but if you don't have a buyer then it doesn't do you any good right? I would recommend you focus on your buyers and really really get to know them so that when you get a house under contract you know that they will take it. Know what they are looking for and what they like.

Not in California but yes typically my buyers pay all closings costs which are just title costs normally.

@Peter G. I think it all depends on the investors goals right? I mean in answer to your question yeah a newer home should be in better shape and condition than an older one. But from your quick numbers looks like the price is a littler higher and your not quite at a 10% cap rate which is where most buy and hold investors want to be at. Hope that helps some.

yea I hear ya it's worth a shot either way. Even on the PSA email or the docusign emails it should give you a contact email someone you can reach out to.
