Welcome @Ken Jones  Just a few thoughts regarding your questions

1. Finding the right agent will be tough especially given your full time gig. I would recommend a newer agent that is hungry for business and opportunity. This is a give and take because they wont extensive knowledge but they will be the most flexible. 

2. Make sure you trust that contractor and take some extra time structuring your draws correctly. Visit the job as much as possible as it's a learning experience for you as well and you can keep a close eye on the progress.

word of mouth is the best way, but normally that contractor is pretty loyal to whoever recommended him. I would maybe think about talking to the pro department at the local home depot, normally they can give you a good idea of who is doing good work and who to recommend.

@Jenn A. Feel free to lowball offers there is nothing wrong with it. However at some point you will want to look at those houses and follow them. Ask yourself if another investor in the area is making it work then how is it working for him and not you? You want to be competitive it will really get old if you have to keep making low ball offers and never get a house accepted. Hope that helps some. Let me know if I can ever help in any way.

@Gary Arora  Sorry a little late but most of our investors use Ridge Lending to refinance and cash out. they seem to do a pretty good job at refinancing. hope that helps some.

@Andrew P. Late posting but we use "Buildertrend" It's a little expensive but it's amazing for tracking expenses, daily logs, timelines... and a lot more. Let me know if you have any other questions on it. Would love to help in any way that I can.
