Hey @Paul S. I don't think I'd worry so much about how much to offer in relation to the list price. What are the comps saying about market value and how's the condition of the property?

I had used a 203k in the past, and the lender wanted financial information, licensing, prior project info. and forms completed to hp ensure that the contractor selected could do the work and be trusted to finish.

Soon I want to have a lead generation website online, and I'd like to see if anyone can offer advice on which newsletter service to use, and also feedback on hiring a VA to set up the subscription and copy writing versus learning as you go and doing it by yourself. Several people are doing this well so I'd love to hear from others.

I've seen HOA's own the property from completing the foreclosure because some banks are so big, the left hand didn't get the foreclosure notice to the right hand in time to handle the issue.

Absolutely @Cole Walker , max out early!

I would probably tell myself to buy multifamily buildings while I still had W2 income.

Will Barnard I'm impressed with the $100k annually after debt servicing is paid, sorry it didn't work out. Do you think you'll try to find a way to close it with concessions, discounts and/or legitimate repairs?
