@Brandon Hardy Is there any cost benefit to completing the pop top limited to the existing foundation plan, versus just building all new construction?

I don't think having two names on the lease qualifies as a mistake. As of right now you have two parties that you can hold responsible for potential losses as opposed to one. Hopefully it increases you're opportunity to get paid. One person may need to get a roommate that qualifies per your requirements, and then you could release the tenant that moved and sign on the substitute for the remaining term. Good luck!

Being a door knocker myself, I seem to do better with this method than by drip marketing. It could be because my marketing pieces suck, end up in the trash, or don't convey the right message at the right time.

With that being said, I've had the person on the other side of the door call me an angel, and a few others says my visit was unappreciated or I'm a greedy #%*!

In the end, if you can help someone with their situation, I think you're obligated to try regardless of your delivery method. Cheers!

@Holli Phillips If you need a good foreclosure attorney in Indiana, contact Septtimous Taylor's law office out of Kentucky and see if they'll represent you. They are good.

If a winning bidder does not submit their earnest money & contract within 48 hours, would the M&M contractor (or HUD) blacklist the bidder from future bidding ?

The condition of every house that I show or sell is different, so there's no way this formula would work well for me. Some are good to great, some look good on paper but should demo'd.

Properties with FHA loans that are already under contract do not have to be on the MLS per HUD. I also completed one with a lender that wasn't put on the MLS. It's worth noting that servicers have a lot of turn over and many (most?) processors don't know the guidelines real well.

If the applicants are in one the HUD protected classes, I think this could invite discrimination accusations unless you have a clear, concise, and written waterfall system that demonstrates your increases are based on any/all applicants criteria.
