If you can invent a time machine - what will you tell your younger self so you won't make that BIG real estate mistake

OK...this is NOT just because I am a sucker for time travel stories BUT...this forum thread will hopefully HELP both beginner and experienced investors alike. How? By openly sharing the mistakes that each of us have made - we can all avoid them and as a result - BP members will make more money as a community.

So here we go...

If you can build a time machine and you can talk to your younger self to warn YOU of that BIG real estate mistake you're about to make...what will your warning be like?

Here's what I would tell my younger self:

"Hey Wendell - do NOT buy a 36-unit building which is 100+ years old which is located in a war zone. You can buy it dirt cheap but there are properties that are not worth the piece of dirt they stand on."
