i don't like the idea of the government forcing developers on solar but i think it would be beneficial to the environment by decreasing the reliance on fossil fuel

@Bernie Neyer from my research, it appears most of the property management companies are local investors whos main focus is on their investment and do some property management on the side. That's not a bad thing but would like to see property management as the main focus.

Thanks for the offer of assistance  - guy is actually in the Army - I never realized it until I ran into him and he rented the house but they have a little command called the Lanny J Wallace Army Reserve Center in the NW corner of the base over by where the Air museum is at I think.  He said he stared at computers all day - I think he's involved in Logistics or possibly helps with the drone operations there - as I'm thinking there's another center where they fly drones out of overseas but I'm not sure if the Army is involved or it's purely Airforce that does that.

I'll see how it goes in court tomorrow and how he behaves.  I'd still rather work this out cordially as adults but I'm thinking he will force me to take more drastic action - we shall see.

EDIT --- Jimmy - now that I'm thinking about it - do you think my answer lies in Calling up to Ft Riley by Manhattan?  They're Army so not sure if the Ft Riley base would have good contact information down in Wichita -- I've called up there once about getting hunting permission on the Fort and they were very helpful.

 @Shane H. they might be able to point you in the right direction. I am not sure exactly how the Army works but if it is something like what we do in the Airforce they can look up your x-tenants name in an email search and find where he works at along with his MOS and track down his chain from there. If all fails emailing the base commander at McConnell or fort Reily will get the ball rolling. They usually have a secretary who answers their calls so if you are not getting an answer at all, you may have the wrong number.

edit: is he also a reservist? if he is, he may have another job you can relinquish his pay.

That should do it easily. Officers are held to a higher standard in the military. This will hurt his reputation and maybe even a prevent him from getting a promotion. 

I had an old Marine buddy tell me his real estate game plan years ago. He bought near bases and rented out to service members. If they were late on payment or damaged anything, he would simply call their command. Their command forced their hand and issues went away quickly. 

I did that in June when he bounced his rent payment.  Spoke to a Lt Colonel and within 6 hours of that phone call rent and late payments were paid - however the cycle repeated in July and I was done - luckily in KS it's easy to get possession back for non payment of rent

 - however the command he's at has no VM set up and no one ever answers the phone - never been able to reach anyone since.  If he doesnt play ball with me I'll be calling the media relations which is the only one with a voicemail.  I would have evicted in June but needed his rent one more month in June.

I am in the airforce and if you need me to do some research on his chain of command I can do that. As investors, we should look out for each other because he might be treating another landlord the same way. Any derogatory statement on his record will hinder his chances for promotion. I know you said you wouldn't do anything but the option is out there. Just send me a pm and I can research what I can.

@Cole Cherryholmes it depends on what your goals are. The best thing to look for is what can bring you the most cash flow.
