Nothing helps a tenant find the rent money like a legal notice to attend court.

 I like this advice! you have to be quick to evict a tenant and start the process otherwise you will have a big headache on your hands

Kevin with your strategy it has worked! I don't think it's lucky for you to have good neighbors, you built those relationships.

definitely find another investor who does flips to work for so you can learn for free or perhaps get paid for it. 

@Brandon Blankman i just wanted to say congrats! I seems like you made a good choice by finding out a way to lower your expenses? since you bought this with an FHA loan, did you also have to do a renovation?

 turnkey could be a great start. it allows you to learn slowly with the help of professionals. I'd say start with some turnkeys and earn some money until you get a better grasp of the real estate world, then invest by yourself.

@Tyler Sharrett please keep us posted. I am also an out of state investor in Wichita and would love to see more things online in regards to the Wichita market. Also it's amazing to see what other investors are doing without being physically there. Are you expecting a 30 year fixed mortgage rate?

the Wichita market is great. it's like one of the hidden gems in the real estate world because when people think about investing in the midwest, some of the common cities mentioned are Kansas City and Indianapolis. Though they do have more of the necessities that make REI great. I also invest in Wichita while being out of state.

Hi BP Friends, thank you for the responses. I sincerely appreciate your input. Upon further research I would be taking unnecessary risk on these properties. The rents were inflated in the por forma I was provided which I realize is typical. I called local property managers and the rent I would need isn't close to what they are currently getting. In fact the most expensive property they are renting is $500 less from what I would need for this to be a good deal. I'm going to send an offer to the builder with the number I need for this to make sense. If the offer isn't accepted I'm moving on from this deal and searching for more.

@Jimmy Lieu every year is a good year to buy as long as you buy it right

@Eric C. I agree as well. I had a tenant turn over and my bank account is sitting lower than i would like due to the renovation. If you have quality tenants keep them as long as you can.
