I think Dave is spot on for personal debt. Paying off the house is arguable, but does make your expenses lower while getting closure to financial independence. I think on business debt and investment strategies that he has his opinion and others have different opinions. I dont think there is right or wrong, just a difference of opinion.

 that hilarious! actually, I agree with you. I use the Dave Ramsey approach when dealing with my personal finance and with the business, I use the leverage approach. I did watch a video from his podcast/show where he talked a couple out of house hacking. There is truth to what he says but there are possibilities anywhere. Regardless im glad you getting into real estate investing and most importantly the great city of Wichita!

I have some money that will be available to invest in rental property. However, at least around Wichita, the real estate market for a "family" type house (3Bed/2 bath/2 car garage) is very hot, with retail market houses selling in less than a day. I have a full time job, so a rehab isn't in the cards right now. I don't think this is a good time to buy a SFH.

I am in discussions about partnering with a couple of friends on a project, but we're in the very beginning stages of evaluating and deciding on the direction we want to go.

 Welcome to BP! It is always great to see another investor in the Wichita area. I was a big on Dave Ramsey as well however i started disagreeing with him over the year the more i researched about borrowing money to increase wealth. I get what he is saying and debt is bad (for the average person) but as an investor, it is a tremendous tool to wealth building.

@Jared Viernes congrats on the house. I invest on the east side however from my point of view (6k miles away), the growth seems stagnant or at least 1%.

Btw big thanks to everyone on this forum! It so nice being able to speak to local investors.

@William Carpenter its interesting reading the views of an investor and the views of the typical Wichitan. I seen the announcement of the new baseball stadium and I've only seen negative response for the public

thank you for dedicating 20 years in the Air Force. I know you have made enough sacrifice to get to where you are at. how has recruiting helped you out with being a real estate agent? I still have 10 years left in my career and i would like to go be a recruiter to help improve my salesmanship for future investments.
