@Jacob Henderson welcome! You are definitely on the right track to being financially free and you definitely got the right mindset to get you there. From what i been hearing and the few i analyzed, multifamily residential are overpriced in. Regardless of what I just said there will always be opportunity in the future! Good luck

@Jared Viernes once again you have helped me out without realizing! Thank you for insight in the local Wichita Market. Being an out of state (really of out country) investor I find it difficult to find key information without having boots on the ground.

@Blake Andrus - do you have a property manager? if so who do you use? Just like you, I am investing out of state (out of country really) but I am looking for recommendations for different property managers.

Welcome! wichita is a nice stable city to invest in. I hope to own a few more properties in the near future. Are you looking for only multifamily properties?

Thank you for the information. you sir are very wise ahaha *knee slap*. My initial reaction would be to kick the tenant out as quick as possible before they cause more destruction to the property. I have never heard of evicting a tenant due to the mistreatment of the property. Thinking about my lease agreement I don't remember seeing anything about evicting due to property damage, just only mispayments. 

So say you have done an inspection midway through your 12-month lease with the tenant and you discovered this type of destruction to your property. What would be your next step?
