Quote from @Paulo Patam:

Hello, So I have recently purchase my first SF, and I am considering forming an LLC. From doing some basic research, it says that in order to obtain a LLC, I first need to register with the IRS and get an EIN number, and also have a lawyer create an operational agreement, and then i acn finally register for the LLC. Can anyone recommend a lawyer in the las vegas/ Henderson area that has this ability and wont charge an arm and a leg for? Thank you for your time!

is this LLC for just you? i went through prime corporate services to start my LLC. i paid $750 to create my LLC, make an operating agreement, get my EIN, etc.

Hi, Im a realtor in Las Vegas, NV representing a buyer and we got an accepted offer and opened escrow, ordered home inspection thus far. Everything is running along smoothly until I get a call from the listing agent saying that seller would like to cancel due to unforeseen circumstance which would need them to net a higher selling price so ultimately they need to cancel and is instead taking the house off the market. We offered 10k below asking which is more likely to appraise given the comps and unlikely to appraise if we offered sellers original asking price so we all agreed on our current contract price.

Is seller legally obligated to proceed with the sale? If we hire attorneys, Are we able to enforce the sale or would the courts be reluctant to force the sale upon the seller? At this point seller is willing to pay for the expenses incurred by the buyer to make this sale proceed but a deal is a deal and written in standard legal purchase contract here.

This actually happened to me! I was under contract for an SFH in providence about $40K under market at that time. seller noticed the market shifting and wanted to get out of the contract to relist the home at a higher price. We ended up falling out of contract. I wonder if it's the same guy. Apparently, the seller did that to a few houses back in June. It super shady how things turned out but I feel like taking him to court would hurt me more than just letting it go. still angers me today.
